  • Below you will find a few examples of the developments that Verde has undertaken.

For each of these projects we have managed every facet of the process from creating the concept right through to completing the entire building and tenancy fitout.

Post completion Verde property manages all the buildings it owns to ensure that direct communication is maintained with the occupants to clearly understand their expectations of the building. Thus, always ensuring that the building performs to the very highest standards

For every project Verde undertakes it management of all development including:

  • Site identification
  • Site purchase
  • Design management ( including tenant fitout)
  • Obtaining statutory approvals
  • Agreement to Lease and Lease negotiation and execution
  • Development funding and Equity
  • Building contract tendering and letting
  • Project Management
  • Public Relations Management
  • Building Certification and Certificate of Occupancy

Orange - Department of Industry

In September 2020 Verde completed the $100 million development of the Verde building in Orange (regional NSW)

This building has subsequently been renamed the Ian Armstrong building and is the new home of the NSW Government’s Department of Planning, Industry and Environment in Orange.

Verde was awarded the contract for this project in 2018 with construction commencing in January 2019

The building comprises 8,500 square of premium office space and 393 car spaces as well as a café

The building was designed to fit sympathetically withing the urban character and height of Orange city and to incorporate the very latest innovations in building technology thus creation an extremely pleasant and healthy work environment

Verde managed all aspects of the development including the installation of the occupants fitout

Subsequent to its completion the building has been nominated for a variety of awards in the Master Builders annual awards

The building has been designed and built to achieve

  1. 5 Star green star rating and
  2. 5 Star NABERS rating

 

Mackay - Verde Central

In 2013, Verde Property developed Verde Central Mackay as an “A” grade, 5 Star Green Star environmental office building incorporating a variety of architectural features that add significantly to creating an outstanding working environment. This includes the highest standard of safety and security in the region. Similar to Verde Townsville, Verde Mackay offers the security and environmental ratings as required to the highest standard by the Queensland State Government.

In Summary, the essential features of the Verde Tower Mackay are:

  • The building has been built to achieve 5 Star Green Star ratings and 4.5 NABERS. Thus ensuring optimum working conditions for staff and reduced operating costs
  • The building houses 165 covered and secured car spaces many of which accommodate high vehicles with a 3-meter clearance
  • The building incorporates end-of-trip showers and change rooms as well as bicycle storage facilities
  • The building features the latest in integrated security systems and advanced building management systems
  • The building has been constructed to achieve all of the Verde principles that our brand stands for and is committed to delivering. Premium quality Environmentally Sustainable developments.

Townsville - Verde Tower

The 11 level Verde Tower was completed in 2013 and features 11,500 square meters of premium grade commercial office space, 200m2 of ground-floor retail area, and 202 internal car spaces.

Project Development

For this development Verde purchased the prime city site when it was established that both the Queensland State Government and Ergon energy were both seeking new office space within the Townsville CBD.

When the Queensland State Government went to the market seeking to lease 10,000 square meters of office accommodation and 165 car spaces, Verde responded to the RFP to construct and lease this space for the Queensland State Government.

After an exhaustive tenderer evaluation, the State Government of Queensland entered into an Agreement to Lease with the Verde Group and ultimately entered into a 15-year lease for the completed development.

The Governments building requirements were significantly higher than a standard building specifications. The Government required:

  • The building to be built to house North Queensland Disaster Recovery Centre
  • Be built to importance level 4 (i.e. to withstand Cyclones)
  • Have 200% emergency system back up
  • Be developed to 5-star green star environmental standards
  • Verde was also required to design and install all of the Government fitout (this was funded by the Government by the process managed by Verde and its development team)

Sustainability and Awards

The Flinders Street Tower was awarded a 5 Star Green star rating and 5 star Nabers ratings.  In 2014 the building was nominated by its builder Hutchinson for the Master Builders awards and was awarded:

  • Best new office building North Queensland
  • Most sustainable building North Queensland
  • Best new building (all categories) North Queensland
  • Best new Office building Queensland.
